Of Our Program

  • Quality Homes 
The vast majority of our homes are built within the last twenty years, allowing peace-of-mind for you in your new home. In addition, almost all homes are 3 - 4 bedrooms, with 2 - 3 bathrooms, full basement, two-car attached garage, and certified energy efficient for economical heating and cooling.  (Please note, we occasionally will feature homes outside of this criteria in order to meet client requests.)
  • Simple Application Process
We pride ourselves in creating a stress-free and transparent application process. Generally, the one-page application will be reviewed, approved, and processed within​ 5 - 10 days, so that you can move into your new home sooner.  You can find the Application Form here. Best part - we do not charge an application fee. 
  • Low Initial Payment
Compared to traditional financing, our program requires only $2,400 to $4,000 as an Initial Option Payment, versus a typical 20% down-payment on a traditional mortgage, which could range from $20,000 to $40,000, depending on home price.  The Initial Option Payment is typically twice the monthly rent and is due upon taking possession. 
  • Alternative to Traditional Mortgage
Individuals, couples, and families, who cannot qualify for, or do not wish to be burdened by, a traditional mortgage, but still want the the appreciation benefits of home-ownership, are perfect candidates for our program. We've helped individuals with limited down-payment, young couples still building credit, and families impacted by foreclosures or bankruptcy, to achieve their goal of home-ownership. 
  • Home Value Appreciation
With our program, we provide you the Option to Purchase the home at any point in the future. Better yet, the purchase price will not change throughout our agreement. Considering homes in the Des Moines metro area have appreciated an average of 9.65%* the past two years alone, this has proved to be an exceptional value for our clients. You may purchase the home at any point in time - for example, via a traditional mortgage. We work with several local mortgage lenders if/when you would like to buy the home. We happily provide quality references and recommendations.
  • ​No Hidden Fees
A subtle advantage of the CDM Rentals program, compared to a traditional mortgage, is that there are no additional fees.  There are no closing costs, no Realtor fees, no balloon payments, no private mortgage insurance, no origination fees, and no application fee.
Compared to most other rental companies, CDM Rentals will not charge you an application fee, will not check your credit score or charge you any additional fees.
  • Trustworthy Relationships
We are proud of the reputation that we have developed over the past 15 years providing superior rental homes throughout the Greater Des Moines area. We respond promptly to all calls, texts, and e-mails. Our repair technicians will fix any issues correctly and quickly. 
  • Our Promise
We promise that we will never sell a home from a resident renting with us - we never have, and we never will. Further, we even specify a small annual 'maximum rent increase' in our lease so you're not surprised by large rent increases each year.
