Minimum Screening Criteria Requirements
- Income: Gross income greater than 3x the monthly rent.
- Credit Score: Credit score above 550.
- Delinquencies: No collections or money judgements in the past 3 years.
- Evictions: No evictions in the past 5 years.
- Bankruptcy/Foreclosure: No bankruptcies or foreclosures in the past 3 years.
- Criminal Record:
- No more than two non-driving misdemeanors in the past 3 years.
- No felonies in the past 3 years.
- No violent felonies in the past 5 years.
- Miscellaneous:
- Any falsehoods or misrepresentations listed on tenant application(s) are grounds for denial.
- Any negative landlord references will be flagged for ‘manual review required’.
- Occupancy is limited to 2 people per bedroom.
- Standard Lease Policies:
- Pets are limited to two household pets (at $35/mo/pet fee).
- At landlord’s discretion, compensating factors such as an additional security deposit or co-signer (guarantor) may be required for qualification if Applicant fails to meet any one of the above requirements.
Application Process Overview
- Each person over the age of 18 who will be living in the home is required to complete an application.
- In order to qualify, each person must meet or exceed the minimum standards for qualification listed above.
- Incomplete applications will not be processed.
- Applications containing falsified information will be immediately disqualified.
- Please expect 1-3 business days for the application process.
- Processing the Application may include direct contact with employers, current landlord, previous landlords, friends, personal and professional references, law enforcement agencies, government agencies, consumer reporting agencies, public records, eviction records, and any other sources that may be deemed necessary.
