Application Screening Criteria

Application Overview

  • Each person over the age of 18 who will be living in the home is required to complete an application.
  • In order to qualify, each person must meet or exceed the minimum standards for qualification listed below.
  • Incomplete applications will not be processed.
  • Applications containing falsified information will immediately be disqualified.
  • Please expect 1-3 business days for the application process.
  • Processing the Application may include direct contact with employers, current landlord, previous landlords, friends, personal and professional references, law enforcement agencies, government agencies, consumer reporting agencies, public records, eviction records, and any other sources that may be deemed necessary.

Minimum Criteria Requirements

  • Income: Gross income greater than 3x the monthly rent.
  • Credit Score: Credit score above 550.
  • Collections / Delinquencies: No collections in the past 2 years.
  • Evictions: No evictions in the past 5 years.
  • Bankruptcy/Foreclosure: No bankruptcies or foreclosures in the past 3 years.
  • Criminal Record:
    • No more than two non-driving misdemeanors in the past 3 years.
    • No felonies in the past 3 years.
    • No violent felonies in the past 5 years.
  • Miscellaneous
    • Any falsehoods or misrepresentations listed on tenant application(s) are grounds for denial.
    • Any negative landlord references will be flagged for ‘manual review required’.
    • Occupancy is limited to 2 people per bedroom.
  • Standard lease policies
    • Pets are limited to two household pets (at $25/mo/pet fee).
    • At landlord’s discretion, compensating factors such as an additional security deposit or co-signer (guarantor) may be
      required for qualification if Applicant fails to meet any one of the above requirements.

* In the event of multiple applicants, tenancy will be offered to the most qualified, based on the above criteria.

Move-in Requirements

After approval and lease signing, and before occupancy will be granted, Prospective Tenant must have
paid/completed/provided all the required items listed below:
  1. Lease Signed
  2. Security Deposit
  3. First Month’s Rent
  4. Utilities transferred into Tenants Name on or before possession date.
  5. Proof of Renter’s Insurance coverage.
